Professional Housekeeping
Good, ongoing housekeeping goes a long way for property upkeep! Our vacation property management company sends our housekeeping team to be on site for thorough cleanings between each guest as well as during longer-term stays as required. Even if there are back-to-back reservations, access to a full in-house team of housekeepers means there are never any delays! Such regular cleanings also means that the integrity of your home is well maintained with lesser need for paint retouches, appliance upgrades, and full renovations!
Our carefully selected, professional team of in-house housekeepers are highly trained to not only keep your property spic and span for each new guest, but also to watch out for and report any property maintenance and repair needs or property losses. Once these are reported, our in-house maintenance and repair team will be notified to take care of matters before they become larger problems and any guest-incurred costs will be followed up by our guest services team.
Restocking Household Items
As an Airbnb host, you are expected to supply a certain list of household items. These may include toiletries such as shampoo and conditioner, paper items such as toilet paper and paper towels, or basic kitchen supplies like coffee, tea, and cooking oil, just to mention a few. Keeping track of these items can be more time consuming than expected since not all guests will use all the supplies while some will use more than expected, not to mention that keeping an eye on expiration dates is easily overlooked!
Part of our vacation property management service includes keeping accurate inventories of all household items offered to ensure your property is always fully stocked with fresh items to keep guest complaints at bay! Our housekeepers also take care of washing and restocking laundry items such as linens and towels for each new guest and also alerts us to replace any worn or damaged items.
Maintenance & Repairs
All properties require ongoing maintenance and occasional repairs. The need is often greater for rental properties, whether it is a long term rental or a vacation property. In order to minimize the needs for major repairs, we coordinate for ongoing maintenance of your property’s interior and exterior needs. These may include carpet cleaning, air duct cleaning, paint touchups, gardening, gutter cleaning, filter replacements, or any other maintenance your property may require.
Our in-house housekeeping team also scan for any repair needs between each guest to ensure any issues are caught and dealt with before they become larger problems. Whether caused by regular wear and tear or by guest misuse, our vacation property management company’s in-house handy-man coordinates to have the issue taken care of promptly. If the damage is caused by guest misuse, we also invoice the guest and follow up until payment is collected so you won’t incur out-of-pocket expenses for such damages.
We believe that a key part of looking after your property well is to prevent problems before they arise. In order to avoid unnecessary damage to your property (and/or credibility with the neighbors), we conduct thorough screenings of guests prior to check-in and turn away any guests with poor rental and vacation rental histories. We also employ a noise monitoring system that alerts us when decibels get to a certain point so that we can intervene before there are complaints from neighbors or any police intervention.
Finally, as a last resort, we carry up to $1 million in insurance for each property so that if things do escalate beyond our control, you can rest assured that you and your property will be covered.
